Renting A Property Through Taylor & Wood.

Affordability

Before you look for a property - Check your affordability to work out what deposit and monthly rental level you can afford.

Pets

Make sure we are aware if it is your intention to rent with a pet. Some of our landlords are willing to accept Pets with an additional pet deposit.

Inventory, Energy & Gas-Safe

All of our tenancies come with photo inventory (if managed), energy performance certificate, Gas Safe certificate (if applicable) and a how to rent guide.

Deposit

Your deposit will be protected with the DPS (Deposit Protection Service) and you will be provided with the prescribed information on move in.

Once you have viewed a property and chosen to apply for a tenancy, a £100.00 holding fee will be payable (for all properties of £410pcm or higher.) Once your application is accepted your £100 holding fee will be put towards the first month’s rent. Placing this holding fee will secure the property for up to three weeks and give you exclusivity to the property (All viewings will be suspended and the property will be advertised as ‘Under Offer’).

All tenants are required to be over twenty one years of age and any individual over the age of eighteen that is to reside at the property must be named on the tenancy agreement and will be subject to a reference check.

Credit Checks & References - During the application process two forms of identification will be required, one photo ID and one utility bill in your current address. You will also need to provide a copy of your current council tax bill.

Proof of income - We will require a written reference, dated within two months, on letter headed paper from your employer confirming your start date, number of guaranteed hours per week and salary.

We will require 3 months wage slips.

Landlord reference – We will require a written reference, dated within two months from your landlord or agent confirming your current address, move in date, rental amount per calendar month, and confirmation that your rental payments are always on time and an overview of how the property has been kept.

We will require a bank statement showing your income and deduction rental payment for the last three months.

Once your application has been successful a move in date will be arranged and the remainder of the first month’s rent and the deposit will be payable in cleared funds (i.e cash, debit card or bankers draft). Please note we do not accept cheque or credit cards.

During the application process two forms of identification will be required.
If you cannot find a suitable property within the rental list, please ask a representative from The Lettings Department to place your details on our mailing system.
Changes to tenancy £50

Late payment of rent over 14 days will be charged at 3% above the bank of Wngland base rate

PLEASE NOTE: Should you withdraw your application for any reason or should your application be rejected due to you making false statements, if your credit check fails or if you take longer than 15 days to complete the application process you will lose your holding deposit of £100. Only apply for a property if you intend to complete the application process and are serious about commencing a tenancy..
